It almost resembles a quaint countryside home, replete with all the modern comforts and luxuries. The villa stunningly boasts a private heated swimming pool, perfect for unwinding whilst savouring the mesmerising sunsets. The opulent retreat's exteriors include three levels of lawns with a designated children's play area, an organic patch, and orchards.

This is a wheelchair-friendly property. Pets are not allowed. 

The Space:

BEDROOMS
- This luxurious holiday home features 4 well-furnished bedrooms - 1 on the ground floor and 3 on the first floor.
- All bedrooms offer a myriad of amenities including an AC, TV, comfortable beds and ensuite bathrooms. 
- All bedrooms except one have a plush separate seating area overlooking the surrounding verdure and waters. 

BATHROOMS
- There are 4 ensuite bathrooms and 1 common bathroom.
- All bathrooms have geysers, towels and basic toiletries.
- 2 bathrooms also offer a bathtub. 

COMMON AREAS
- The entrance of the home opens up to an expansive drawing room, with floor-to-ceiling windows that harmoniously merge the interiors with the pastels of the lush outdoors.
- It features an L-shaped sofa and ample other lavish seating arrangements. 
- The dining area is a part of the living room, and can comfortably accommodate up to 6 people. 
- The exteriors of the property are an absolute delight and feature beautifully landscaped 3-layered gardens. 
- Unwind and enjoy a game of badminton or cricket in the verdant gardens. 
- On the elevated gardens is the temperature-controlled swimming pool, that overlooks the soaring peaks, the calming waters, and gorgeous sunsets - making it almost magical. 
- The pool deck is complete with cosy sun loungers, rattan furnishings and a swing. 

KITCHEN
- Guests do not have access to the kitchen. 
- It is equipped with a water purifier, crockery and cutlery.

FOOD
- All meals can be provided at an additional cost.
- Consumption of non-vegetarian food is allowed. 

GUEST ACCESS
The guests have access to the entire villa except for the kitchen. In response to the COVID-19 pandemic, guests may have restricted access to any shared amenities.

INTERACTION WITH GUESTS
The host is not present at the property but is always accessible via call or message. A trained and responsible caretaker is present to resolve any concerns and help you have a perfect stay. 

STAFF ACCOMMODATION
We are unable to provide accommodation for personal staff and drivers.

Nestled amidst the unending views of the rising peaks, the calming waters, and lush greenery, Terra Nova is a modern home dripping with luxury. The mornings here begin with sweet birdsongs, swaying trees and refreshing breeze. Start your day with a brisk morning walk in the well-tended gardens, as you savour the misty air. Enjoy a game of badminton or cricket. Devour an elaborate breakfast spread amidst nature. Gather your loved ones and play indoor games like cards and ludo. Reserve the evenings for a relaxing soak in the temperature-controlled swimming pool, whilst soaking in the soothing landscapes of Pawna. Relax and unwind by the deck, and snuggle with a book to read. Go home with a bag of memories. 

ADD-ON SERVICES
- Food will be provided to staff and drivers at an additional cost of Rs. 2250 + taxes per person, per day, which can be consumed in the respective vehicle.
- A refundable security deposit of INR. 15000/- will be collected at the time of booking and the same will be refunded in case there are no additional charges or damages at the villa.
- The pool can be heated up at an additional cost of INR. 6250/- plus taxes per night that will be collected at the time of the booking and guests need to confirm the same 24 hours before check-in.

HOME TRUTHS
While we do promise you a welcoming home and a great stay, here are a few things we’d like to mention so as to ensure there are no unpleasant surprises later!
- All-male groups are not allowed.
- This is a wheelchair-friendly property, however, there are 2 steps leading up to the villa. 
- This is not a pet-friendly property.
- Consumption of non-vegetarian food is allowed.
- Please be mindful and keep noise to a minimum after 10 PM.
- Guests can stay connected with complimentary Wi-Fi. Network is subject to availability at any given time.
- There is a heated swimming pool, not a Jacuzzi, so hot water may be subject to availability.
- All guest IDs need to be shared in advance.
- Kindly be aware that while our villa provides heated pool amenities, however, there are certain circumstances that may affect its availability. These include the monsoon season, fluctuations in electricity supply, or potential power outages from the local electricity provider (MCSB). During such instances, guests may not have access to the heated pool facility.

HOUSE RULES
- Alcohol consumption is allowed. Please do not carry food/drinks in and around the pool. 
- Smoking is allowed in the exterior areas of the villa only. 
- Children should be supervised while they are in or around the pool. 
- We urge you to wear swimming attire in the pool and kindly shower before entering. 
- Make use of the bedrooms to retire at night. Living room sofas must not be utilised for the same.
- Kindly take off your footwear outside the villa. 
- Guests are earnestly requested to treat the home with care.
- There is a heated swimming pool, not a Jacuzzi, so hot water may be subject to availability.
- All guest IDs need to be shared in advance.

POLICIES
- The full payment must be made for your booking to be confirmed.
- The number of guests must not exceed the count mentioned at the time of booking.
- Only the guests who have been accounted for are allowed at the villa.
- All guests must be able to share valid ID proofs when asked. This could be at the time of booking, and also upon arrival.
- All foreign nationals must be able to share their passport and visa details prior to their stay.
- Any damage to the property caused by the guest will be charged as per the actual cost of repair or replacement.
- Any illegal activity - including but not limited to prostitution and the use of narcotics - is strictly not permitted.
- Any commercial activity is strictly not permitted.
- A refundable deposit may be collected before check-in.
- A refundable security deposit of INR.10000/- will be collected at the time of check-in at the villa and the same will be refunded in case there are no additional charges or damages at the villa on check out.
- This entire amount is refunded within 5 working days, provided the total number of guests does not increase and the check-out time is adhered to.
