- Three rooms are equipped with an indoor fireplace. It is, however, for decorative purposes only. 
- The room on the garden level has a separate entrance and each of the rooms offer an electric blanket.&nbsp;

- Both of the rooms on the lower ground floor offer a private, furnished balcony.&nbsp;

- Both living rooms are also equipped with a heater, TV, and a wired music system and both open up to wrap around balconies that overlook breathtaking landscapes.&nbsp; 
- The living room on the lower ground floor features stocked bookshelves with a selection of reads and indoor games, and a home theatre system &amp; portable sound systems to enjoy karaoke; while the one on the ground floor features a dual fireplace and a home theatre system.&nbsp; 
- The dining area is a part of the living room on the ground floor and can comfortably accommodate up to 12 people and is equipped with a TV. 
- The exteriors of the estate boast verdant lawns that feature ample seating arrangements.&nbsp;

INTERACTION WITH GUESTS 
The host is not present at the property but is always accessible via call or message. A trained and responsible caretaker is present to resolve any concerns and help you have a perfect stay. The caretaker will be available till 10 PM. Post 10 PM till 12:30 AM, an additional cost of Rs. 1500 per hour will be levied if the caretaker&rsquo;s assistance is required.

STAFF ACCOMMODATION 
We can provide accommodation for 2 male and 2 female staff members at an additional cost of Rs. 1000 per person, per day, exclusive of meal charges. Meals can be provided at an additional cost. An additional security deposit for the same will be collected. Drivers/staff will be accommodated only in staff quarters not in the vehicles inside the property.

- Although the estate itself is spread across 15 acres, guests do not have access to the entire property. Guests have access to the entire villa and outdoor areas.&nbsp; 
- The indoor fireplaces in the bedrooms are for decorative purposes only. 
- There are 2 friendly dogs residing at the estate.&nbsp; 
- Kindly note that only the ground floor is wheelchair accessible.&nbsp; 
- All-male groups are not allowed. 
- This is not a pet-friendly property. 
- In case of a power outage, the generator can support all the appliances. An additional cost for generator use will be levied post the first hour.&nbsp; 
- All mobile networks work fairly well here.

It&rsquo;s a discerning experience, right from the beginning - the drive to this massive estate features a few bumps on the road yet brings you to the most nonpareil holiday home. The parking lot is spacious; grand open spaces are sort of a norm throughout this home. Step onto the driveway, and watch the golf cart descend. From here on, strap yourself as you get ready for an otherworldly escape, away from the modern mundane woes.&nbsp;

The upward slopes leading to the home are dotted with lush green bushes, radiant flowers and a bouquet of colours. The initial topography of the hillock remains untouched, with 5 levels of lawns, boasting alternate avenues of towering palms, among other greens and gazebos. The step format makes for unrivalled vantage points with each lawn overlooking the dramatic hills, mountains and Kasauli somewhere far away.&nbsp;

The distinct concept of pillarless cottages, each serving a different purpose, is unseen yet refreshing. It is eschewed with exquisite taste, seen in the scattered pockets of family heirlooms and medallions. The family&rsquo;s cop lineage is seen here too with each common space boasting a name of its own.&nbsp;

The alfresco dining area lies in the centre, exuding its striking olden charm with its wrought-iron chairs, tables and collapsible umbrellas. On either side is the Commando House - the chandelier-clad dining room and the Special Ops Ground - the beautifully designed living room featuring artworks and aquariums. - One of the bedrooms on the ground floor has 2 single beds and an antique piano. Whereas all the other rooms have queen-sized four-poster beds.

- The caretaker stays at the premises of the same property. 
- WiFi, although offered, is subject to network availability at any given time.

- The full payment must be made for your booking to be confirmed. 
- The number of guests must not exceed the count mentioned at the time of booking. 
- Only the guests who have been accounted for are allowed at the villa. 
- All guests must be able to share valid ID proofs when asked. This could be at the time of booking, and also upon arrival. 
- All foreign nationals must be able to share their passport and visa details prior to their stay. 
- Any damage to the property caused by the guest will be charged as per the actual cost of repair or replacement.

The villa is ideal for rejuvenating yourself, with comfortable rooms, a private kitchen, manicured lawns and a host of activities.

Space:- 
BEDROOMS 
- There are 4 bedrooms for guests to use. 
- ACs, Wi-Fi, and heaters are provided in all rooms. 
- 3 rooms have private verandahs, while the smaller room has a bay window. 
- 3 rooms have attached bathrooms. 
- 1 room has a queen-size bed, while the other three have king-size beds. 
- 3 extra mattresses can be provided on request.&nbsp;

BATHROOMS 
- On the ground floor, there are 3&nbsp;private bathrooms and 1 shared one. 
- The first-floor suite also has a private bathroom. 
- The bathrooms are neat and tidy. 
- All bathrooms have geysers, toilet paper, and towels.

COMMON AREAS 
- The living room has a flat-screen TV, Wi-Fi, and a portable music system, and is air-conditioned. 
- It has seating arrangements for 9 people. 
- There is a terrace at the top of the villa with a convenient sitting area. 
- There is a private lawn that accommodates 20-25 people. 
- On prior notice, small events can be organized here. 
- The outdoor seating can accommodate approximately 9 people.

KITCHEN 
- The kitchen is equipped with utensils, refrigerator, microwave, gas stove, and water purifier. 
- Guests have free access to the kitchen for preparing tea, coffee, instant noodles and reheating food. However, for elablorate meal preparations, a charge of Rs.750 per day will be levied. 
- Guests are allowed to prepare veg and non-veg meals. 
- They can also choose to order from the nearby restaurants.&nbsp; 
- There is crockery available for 9 people. 
 
FOOD 
-There is no in-house food &amp; beverage service available. Guest are welcome to dine at external establishments or order food for delivery. 
- Guests can indulge in the local fare at nearby restaurants such as Kebabs and Curries and Caf&eacute; Craft. 
- Guests may also choose to bring their own ingredients and cook at the villa. 
- Bonfire services can be availed at an additional cost of Rs 1000 per session.

STAFF ACCOMMODATION

There is no separate staff accommodation, however, they can be accommodated in the living/kitchen area of the villa. Staff charges will be the same as an extra person charge.ACTIVITIES 
Within the property, guests can enjoy indoor games such as chess, playing cards, darts, Ludo and Jenga, or they can choose to borrow a book to read. They can also indulge in outdoor activities such as cricket, badminton, cycling, and barbecues. 
 
HOME TRUTHS 
While we do promise you a welcoming home and a great stay, here are a few things we&rsquo;d like to mention so as to ensure there are no unpleasant surprises later! 
- The villa is a part of a gated community. 
- Guests are advised not to venture out late at night as there is wildlife in the vicinity. 
- While toiletries such as soap, conditioner, shampoo, and moisturizer are provided, guests are requested to carry their own toothbrushes and toothpaste. 
- WiFi, although offered, is subject to network availability at any given time. 
- Mobile networks such as Jio/Airtel/Vi&nbsp;work fairly well here. 
- All-male groups are not allowed.&nbsp; 
- Kindly note that for any corporate bookings and events, a refundable security charge will be levied.&nbsp; 
 
GUEST ACCESS 
- The guests have access to the entire villa as well as the lawn. The villa has a private entrance. 
- In response to the COVID-19 pandemic, guests will have restricted access to shared amenities.

La Ipsing Farm is a heritage home blessed with biodiversity and greenery, with no habitation in sight. Kids can play indoor and outdoor games, while elders can take walks around the farm, orange and guava orchard, and the nearby jungle amidst birds, butterflies and sounds of crickets.

- Crockery and cutlery are available.

FOOD 
- A complimentary breakfast is offered.
